Better yet, here it is...We're starting to get good with this multimedia technology at The Money Kings.

The lyrics of the song describe club girls, basically, and Whodini’s enthusiasm there for. Most of the editors, programmers and writers here at The Money Kings are guys, so we can appreciate this song for personal reasons. When girls get dolled up for the “the club,” their looks are worth at least a funky 80s hip-hop song. And maybe a few drinks . . .

Anyway, back to business.

We’re not talking about fine looking women with your rental properties. Don’t get excited. The Whodini song reminds us of a phenomenon in residential property investment that many new landlords simply don’t anticipate in their plotting, planning and scheming for easy riches.

Some call it cabin fever. Depending on your neighborhood, however, a break in cold weather will cause all sorts of people to begin to roam your neighborhood streets, alleys and sidewalks.

If you’ve purchased property in an area that you previously thought was devoid of thugs, gang members, prostitutes, destructive and unsupervised children, senile senior citizens wandering through your yard forgetful of their location, name and possibly pants, hydraulically enhanced ‘64 Chevy Impalas, HOG members and their 1500cc engines, drug dealers, skunks, rabid dogs and cats, et cetera, here’s a Money Kings Tip:


Proceed with caution.

“Why Money King?”

In our experience, a neighborhood in cold weather is fundamentally not all that different during warm months. The problem is the BREAK in temperature at the beginning of the warm season. This is when the “Freaks” are in their prime.

You’ll see all sorts of characters roaming the neighborhood that you never imagined even lived there 6 months prior to you showing up as the newest landlord on the block! Lucky you.

Lucky for you, after about 7 days of consecutive warm weather, the aforementioned freaks will start to retreat back into their homes due to excessive heat and the withering fascination that the start of the warm season brings to all involved.

Fact is: The freaks are always in your neighborhood. Just because you see more of them during the first weak of warm weather doesn’t change the fundamentals. In the future, if you’re staking out areas for investment:

  • Try to buy during March-October.
  • Drive through the neighborhood in the morning, afternoon and evening on the weekends and during the week. That’s right! That’s at least 6 separate trips!
  • And

  • Make sure you scope out how many units are in a 200 yard radius of your prospective investment, so you know what kind of population density you can expect on your streets in the future.
  • Keep a keen eye on any vacant or forested land, or open stagnant water, near your property. This will make you less surprised by a massive dump of Canadian Goose droppings on your sidewalks, or a spontaneous mosquito attack when the temp starts to rise!
