Real Estate Profits And Losses. Scenario 1: What Eviction Really Takes From YOU.
The Money Kings are keepin’ it real, baby!!!
For your consideration: Real Estate Profits And Losses. Scenario 1: What Eviction Really Takes From YOU.
You’ve got your property rented for 3 months. You’ve received no rent for one of those months. The worst is yet to come as you think your tenant no longer wants to pay you. Each month that passes by is another $500, $1000, $1500 out of your pocket. What do you do?
Let’s GET REAL ABOUT REAL ESTATE and talk about some of the details of the standard option: eviction.
If you’re not an attorney, heaven help you in some cities and municipalities. Part of the reason why you don’t see easy eviction steps all over the web is because eviction isn’t easy, and there are very few concrete steps to the process. Furthermore, a single landlord won’t need an eviction each month. When you ask one about the process, more than likely you’ll hear one of two responses:
- ”I did X, Y and I think I had to do C, but maybe it was A and then they said I had to do Q, because X wasn’t right. I don’t remember.”—This is helpful . . .
- ”My lawer did it all. I don’t know.”
Depending on what lawyer you can find (”Wait?!! MoneyKing, what are you talking about? There’s lawyers everywhere! I’ll get to this in a minute. Chill.) there are a two important issues regarding said lawyer to consider:
- Make sure the lawyer has never represented your deadbeat tenant in court. If they have, all the time you’ve spend calling and waiting for this lawyer to call you back may result in the attorney telling you that he or she can’t prosecute former clients.
- The lawyer that actually called you back might not know how to do evictions. What??!! That’s right. Lawyers go to school for 3 years. If they then spend 25 years working on something like copyright, they might not know jack about real estate law anymore, but they’ll take your business anyway because (gasp) some lawyers just aren’t that honest.
Now let’s go back to schooling you on the idea that you might not be able to even find an attorney to work your eviction through the system. What The Money Kings want you to know is that when you’re trying to find a lawyer to take all of your money and turn it into a tenant leaving your house escorted by the county sheriff, it could take some serious time just to get said lawyer on the phone or to get an appointment. Forget the rest of the steps. You need to realize that step A could cost you two weeks of time, and an entire half-month of rent before step B even begins. While you’re waiting for steps C and D to be performed, your lawyer could get sick or a holiday weekend could sprout up. This will cost you even more time all the while with a tenant living off your back for FREE. Sounds great, don’t it??!!
We know all this might sound kind of crazy, but that’s not why you come to The Money Kings. Everything we tell you is all real all the time. You know you can’t just throw a tenant out on your own, legally. You have to play games. Eviction is one that will cost you a TON of time, and therefore money.
The Money Kings say to strongly consider a myriad of other tactics for removing tenants before automatically going for an eviction. You might be surprised with the results. We’ll give you more tips with upcoming scenarios.
Good luck out there.
